COMMON DOCUMENTS/REQUIREMENTS:
Here is a list of documents Lenders commonly require in order to endorse claim checks and release funds:

 

  • Adjuster’s Approved Estimate
  • Waiver of Lien
  • Declaration of Intent to Repair
  • Third Party Authorization Form
  • Contractor’s Estimate
  • Repair Affidavit
  • Signed Contractor’s Bid/Contract
  • Contractor’s W9
  • Contractor’s License

Confirm with each Lender what is required in order to process and release claim funds. Requirements may vary depending on the Mortgage Lender, and the size and type of claim. Some Lenders require more documents than others, and some Lenders only accept only their own versions of these documents.

 

OTHER HELPFUL INFORMATION:
Claims over $40,000 are typically considered monitored claims, in which Lenders require additional documents and property inspections in order to release funds. Additionally, the funds will only be released in one-third (⅓) increments, rather than in their entirety.

When calling the Lender to connect with a representative, it is recommended to have the following information on hand:

 

  • Loan Number
  • Last 4 digits of Property Owner’s SSN
  • Loss Address/ Property Address
  • Property Owner’s full name
  • Property Owner’s phone number
